Los Angeles County, California; not city-only or a neighbourhood series. Existing single-family homes in the C.A.R. county tables; condominium prices are a separate series. Dated report context, not an appraisal, live inventory, rate offer or forecast. Calculator examples are independent manual assumptions. Original market source ↗
Use county evidence without inventing a coastal price
The September Los Angeles County single-family reference is $994,670, a 4.0-month unsold inventory index and 30-day median market time. These are county observations rather than Santa Monica-only figures. Use them to frame a request for comparable coastal properties, while keeping a condo, an occupied rental and a detached house in separate comparisons. This guide does not turn that broad series into the value of a home near the ocean or a local mortgage offer. Your actual loan assumptions remain editable. Original county market tables ↗
Put this into my plan ↗Read the city transfer-tax tiers before estimating closing cash
Santa Monica’s code sets three rates by transaction value: 0.3% below $5 million, 0.6% from $5 million to below $8 million, and 5.6% at $8 million or more. The applicable rate concerns the full taxable consideration, not merely the amount above a threshold. Ask escrow to establish the taxable basis, exemptions, other charges and allocation in the actual contract. Our cash-to-close tool accepts a manual documented allowance; it does not implement this ordinance or decide tax liability. Municipal Code chapter 6.96 ↗
Put this into my plan ↗Keep a refinance distinct from a property transfer
The same chapter exempts an instrument given to secure a debt. A straightforward refinance should therefore not automatically inherit the tax allowance used for a property sale. Ask the closing professional to identify what is being recorded, whether ownership is changing, and which separate recording or transaction charges remain. A family transfer or a more complex title change requires its own determination. Use the actual written costs in the refinance comparison instead of carrying a purchase estimate into a different transaction. Debt-securing instrument exemption ↗
Put this into my plan ↗Investigate occupied-property income before modeling a return
Santa Monica’s rent database warns that reported maximum allowable rents may lag changes and are not a binding determination. Obtain the actual leases, registration history and an authoritative explanation of the proposed use before entering rental income. A marketing rent and a lawful current rent are different inputs. Do not assume a sale allows you to replace a tenancy or reset a controlled rent. Keep vacancy, repairs and operating costs in the rental planner, with legal status established separately. Put this into my plan ↗Read the rent records as evidence with a history
The city’s public document portal makes records from 2005 onward searchable and directs users to City Hall for older records. Ask for the complete relevant record if an ownership proposal depends on an exemption, prior decision or tenancy history. An absent online file is not proof that no obligation exists, and a zero rent display is not an invitation to model unrestricted income. Keep your financial scenario conditional on the actual documents and qualified advice rather than treating a database search as a legal conclusion. Rent Control document portal ↗
Put this into my plan ↗Put seismic obligations beside the association reserve
The city’s adopted February 2025 Safety Element describes a phased mandatory seismic retrofit programme with building-type deadlines. For an affected property, obtain its current notice, completed work, permit status and any remaining obligation. A condominium reserve plan and an expected retrofit bill should be reconciled before choosing a down payment. Do not infer completion, exemption or grant availability from the age of a building or a city-wide count. The condo planner can schedule a documented assessment, but it cannot inspect structural safety. Adopted city Safety Element ↗
Put this into my plan ↗Separate a unit policy from the building’s protection
For an attached home, compare the master policy, unit policy and association deductible responsibilities with actual insurance advice. Obtain a clear answer about earthquake coverage and any uninsured assessment exposure before treating a premium as the complete risk budget. A coastal address and an attractive building do not establish coverage. Place recurring premiums, dues and a known assessment in the correct separate fields; retain an additional liquidity case for a deductible or uncovered repair rather than calling the mortgage payment the full ownership cost.
Put this into my plan ↗Give a shorter coastal ownership period its own quote comparison
This edition opens with an illustrative $1,200,000 loan and a 60-month horizon. These are manual planning inputs, not Santa Monica averages or posted lending terms. Compare a second horizon that reflects a plausible earlier move, keeping points, fees and remaining balances visible. A lower payment may accompany higher upfront costs or a longer debt period. Use matched written offers for a real decision, and keep projected resale proceeds separate from the borrowing-cost calculation. The tool does not forecast coastal appreciation.
Put this into my plan ↗Budget the home’s condition before maximizing the down payment
List inspection items, immediate work, moving costs and cash that must remain available after closing. Separate essential repairs from optional renovations, then obtain actual estimates rather than adding a percentage to the county median. A lower loan balance can reduce interest while leaving too little room for the building’s first-year needs. Compare the same purchase with a smaller down payment and a larger reserve. That exercise organizes liquidity; it cannot establish a property’s condition or whether a renovation will be permitted.
Put this into my plan ↗Check an assistance route against the exact ownership form
MyHome is a junior loan with first-mortgage and property requirements, not a general Santa Monica grant. Ask a participating provider to confirm the property type, current limits and full repayment conditions. Keep programme acceptance separate from a first-loan quote and from the contract’s financing deadline. An assisted purchase should be compared as a combined debt structure rather than a lower cash entry alone. Do not assume a rental, co-ownership arrangement or every condominium will meet the programme’s rules. CalHFA eligibility and property requirements ↗
Put this into my plan ↗Match a written rate to its points, lock and cash requirement
Ask for the same loan amount, amortization and intended lock timing in each written offer. Separate lender charges from taxes, title costs and prepaid items so a smaller cash request is not mistaken for a cheaper mortgage. The Loan Estimate helps you compare these categories. If one quote includes credits and another requires points, keep both upfront and holding-period effects visible. Neither a website benchmark nor this edition’s manual example is a personal approval or a rate commitment. CFPB Loan Estimate guide ↗
Put this into my plan ↗Bring the Santa Monica question to the MITEY brand
Describe the purchase or refinance goal, ownership form and timing you want help comparing. The initial enquiry can stay broad; do not include a precise address or personal documents. Calculator sharing is optional and distinct from requesting a conversation. MITEY can evaluate a potential brokerage or company referral behind the public brand, subject to availability and your permission. This guide does not claim a relationship with every provider or guarantee an outcome; it helps you arrive with a clearer financing question.
